New Build FAQs
We scope new build projects after assessing the site, planning constraints, structural approach, services, and specification level. That allows us to prepare a proposal around the actual build rather than rely on broad square metre estimates.
A typical new build takes 9-18 months from breaking ground to handover, depending on size and complexity. Planning approval can add 3-6 months ahead of that. We provide a detailed programme at the start.
It depends on size, height, and use. Many garden annexes fall under Permitted Development if ancillary to the main house. For self-contained units (with separate access, kitchen, bathroom), planning is usually required. We advise during feasibility.
All new builds include a comprehensive structural warranty plus our own 2-year defects liability period. This means any issues are covered, and major structural defects remain protected long after handover.
