New build costs in London typically range from £2,000-£3,500 per square metre dependimg on specification. A high-spec custom home might reach £4,000+ per sqm. We provide detailed cost breakdowns at the feasibility stage.
A typical new build takes 9-18 months from breaking ground to handover, depending on size and complexity. Planning approval can add 3-6 months ahead of that. We provide a detailed programme at the start.
It depends on size, height, and use. Many garden annexes fall under Permitted Development if ancillary to the main house. For self-contained units (with separate access, kitchen, bathroom), planning is usually required. We advise during feasibility.
All new builds include a 10-year NHBC structural warranty plus our own 2-year defects liability period. This means any issues are covered, and major structural defects are protected for a full decade.
