5. Payment Terms

8. Planning Permission and Building Regulations
- We will assist with planning applications and building regulations submissions
- Approval is subject to local authority decisions
- We cannot guarantee planning permission will be granted
- Additional fees may apply for resubmissions or appeals
- Work will not commence until necessary approvals are obtained
9. Variations and Changes
- Any changes to the agreed scope of work must be requested in writing
- Variations will be priced and agreed before implementation
- Changes may affect the project timeline and cost
- We reserve the right to decline variation requests that compromise safety or quality
10. Warranties and Guarantees
- We provide a 10-year insurance-backed structural warranty
- Workmanship is guaranteed for 2 years from practical completion
- Material warranties are as per manufacturer specifications
- Warranties do not cover damage caused by misuse or lack of maintenance
11. Liability and Insurance
- We maintain comprehensive public liability insurance (minimum £5 million)
- We carry employers' liability insurance for our team

12. Cancellation and Termination
By Client:
- You may cancel before work commences with written notice
- Deposits are non-refundable once design work has begun
- If work has commenced, you will be charged for work completed and materials ordered
By Us:
- We may terminate if payment terms are not met
- We may terminate if site access is denied
- We may terminate if the client breaches these Terms
13. Intellectual Property
- All designs, drawings, and plans remain our intellectual property
- You may use designs only for the agreed project
- Designs may not be reproduced or used for other projects without permission
14. Complaints and Disputes
- We aim to resolve all complaints promptly and fairly
- Complaints should be submitted in writing to info@elmoredesignbuild.com
- We will acknowledge complaints within 2 working days
- If a dispute cannot be resolved, it may be referred to mediation or arbitration
15. Force Majeure
We are not liable for delays or failures caused by circumstances beyond our reasonable control, including but not limited to: natural disasters, strikes, pandemics, government restrictions, or material shortages.
